Project Overview

This dual-unit refurbishment in Stratford, East London, is one of the more logistically complex projects in our recent portfolio — not because either individual house presented exceptional technical difficulty, but because delivering two complete full refurbishments simultaneously across adjoining properties demands a level of programme coordination that separates experienced contractors from the rest.

The client, an investor with a substantial East London residential portfolio, had acquired both properties on Keogh Road together and wished to bring both properties to market in a single programme. This approach offered significant advantages: single mobilisation cost, consolidated subcontractor procurement, coordinated party wall management between the two units, and a single handover rather than two separate projects spread over many months. With the design handled entirely in-house by Alstruct — refined through 10 proposal iterations before works commenced — the project also demanded that our team manage two complete refurbishments running in parallel, with shared labour resources deployed intelligently across both sites.

The Properties

Both properties are classic Victorian terraced houses — the kind of solid, well-proportioned stock that has formed the backbone of East London's residential market for well over a century. Located moments from Stratford International station and within easy walking distance of Westfield Stratford City and the Queen Elizabeth Olympic Park, the location is one of East London's most sought-after for buy-to-let investment, with excellent transport links to Canary Wharf, the City and beyond via the Elizabeth line, Jubilee line, DLR and c2c rail.

Both houses had been in multiple occupation and were in need of comprehensive modernisation. Every element — electrical, plumbing, heating, finishes, kitchens, bathrooms, windows — required replacement or significant upgrade. The structural fabric was sound, though a number of minor structural interventions were required in each property, and party wall matters needed careful management given the adjacency of both units to neighbouring properties on either side.

Our Approach

The programme was structured in two phases mirroring each other across both properties. In weeks one to ten, the disruptive structural and services work ran concurrently in both units: strip-out, any structural openings and steel installation, new drainage, full electrical first fix, full plumbing and heating first fix, and replastering throughout. Running both properties through this phase simultaneously meant that the noise, dust and disruption were concentrated into the shortest possible period, minimising the time during which the properties were uninhabitable.

From week eleven onwards, the programme shifted into its second phase: tiling, kitchen installations, bathroom fit-outs, flooring, joinery, decoration and external works. With the structural and services work complete, these trades were able to move through both properties in a controlled sequence, ensuring consistent quality across both units and allowing the client to inspect progress on both simultaneously rather than managing two separate contracts.

Subcontractor procurement was handled entirely by Alstruct, with the same trades engaged across both properties wherever possible. This gave the client the benefit of competitive dual-unit pricing while ensuring continuity of finish standard between the two houses — an important consideration for a landlord who needed both units to present at the same high level.

Scope of Works

  • Full strip-out of all existing finishes, services and fittings throughout both properties
  • Structural works in both units — removal of non-structural partitions, installation of steels where required, new structural openings to engineer's specification
  • Party wall matters managed across all three boundaries — between the two units and between each unit and its respective external neighbour
  • Complete replacement of all electrical services in both properties — new consumer units, full rewire, new lighting design and socket layouts throughout
  • Complete replacement of all plumbing and heating services in both properties — new boilers, new radiators, new pipework and hot and cold water distribution
  • New drainage in both properties where required — above and below ground
  • Full replastering throughout all rooms in both properties
  • New kitchen in each property — new cabinetry, worktops, appliances and kitchen drainage
  • New bathrooms in both properties — full suite replacement, new tiling, new sanitaryware and shower enclosures
  • New windows throughout both properties where required
  • New internal doors and joinery throughout both properties
  • New flooring throughout — hard flooring on ground floors, carpeting on upper floors
  • Full professional redecoration throughout both properties to BTL specification
  • External works and decoration — front elevations, rear gardens, external paintwork

The Result

Both properties on Keogh Road were delivered within the 26-week programme, with both units handed over simultaneously in a single client inspection. The quality of finish across both properties is consistent — an outcome that can only be achieved when trades, materials and quality control are managed through a single contractor rather than piecemeal across multiple contracts.

For the client, the dual approach delivered a meaningful cost saving compared to procuring two separate refurbishments sequentially, as well as the significant commercial advantage of bringing both revenue-generating assets to market simultaneously.
