1. About Alstruct Ltd

2. About these Terms

These terms and conditions govern your use of the alstruct.co.uk website and set out the standard terms that accompany any construction works Alstruct carries out. The precise scope, specification and price of any project will be set out in a separate written contract or accepted quotation; those project-specific terms take precedence over these general terms where they differ.

3. 10-Year Workmanship Warranty

Alstruct provides a 10-year workmanship warranty on every residential construction project we deliver, including house extensions, loft conversions, basement conversions, renovations, groundworks and hard landscaping.

3.1 What is covered

The warranty covers defects in the workmanship performed by Alstruct directly — the quality of our construction, installation and finishing on works we undertake.

3.2 When the warranty starts

The 10-year period begins on the date of practical completion, being the date on which the works are handed over to the client and are ready for use.

3.3 What is not covered

  • Materials, fixtures, fittings or appliances supplied or specified by the client or by third parties, which are covered by their own manufacturer warranties where available.
  • Fair wear and tear, natural settlement and normal weathering of external finishes.
  • Damage caused by alterations or additional works carried out by anyone other than Alstruct after practical completion.
  • Damage resulting from misuse, neglect, lack of reasonable maintenance, or events outside Alstruct's reasonable control (including acts of God, flooding from external causes, or vandalism).
  • Cosmetic defects, minor shrinkage cracks and other finishing matters that are the subject of the standard defects liability period in the project contract.
  • Consequential or indirect losses, or loss of rent, profit or amenity.
  • Any works not carried out by Alstruct directly.

3.4 How to make a claim

If you believe a defect is covered by this warranty, please contact us in writing at [email protected] within 30 days of discovering the issue. Please include photographs and a short description of the defect and its location. We will arrange a site inspection and, where the claim is valid, remedy the defect at no cost to you within a reasonable timeframe agreed in writing.

3.5 Transfer on sale

This warranty passes with the property. If you sell the home, the remaining warranty period transfers to the new owner at no additional cost, provided you notify Alstruct of the sale in writing and share this document with the incoming owner.

3.6 Additional warranties

Manufacturer warranties on materials, fixtures and appliances, and any separate structural warranty insurance products we may arrange on a project, run separately and in addition to this workmanship warranty.

4. Quotations and Contracts

All quotations are provided free of charge and without obligation. A quotation remains valid for 30 days from the date it is issued unless otherwise stated. Acceptance of a quotation creates a binding agreement on the terms of the quotation, the associated specification and these general terms. For larger projects, Alstruct uses industry-standard JCT contract forms.

5. Variations

Changes to the scope of works after a contract is signed must be agreed in writing by both parties and may affect the programme and the price. Variations are priced on the same basis as the original quotation unless otherwise agreed.

6. Website Use

The alstruct.co.uk website is provided for general information about our services. Content is offered in good faith but may change without notice. Case studies, cost ranges and project timelines on this website are illustrative — the specification, price and programme for your project will be agreed in writing before works begin.

7. Intellectual Property

All content on this website — including text, photographs, drawings, branding and the Alstruct name and logo — is owned by Alstruct Ltd or licensed to us and is protected by UK copyright. You may view and print pages for personal use but may not reproduce, republish or commercially exploit any content without our prior written consent.

8. Limitation of Liability

Nothing in these terms limits Alstruct's liability for death or personal injury caused by negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot lawfully be excluded. Subject to that, Alstruct's liability arising out of or in connection with any project is limited to the contract sum for that project, and Alstruct is not liable for any indirect or consequential losses.

9. Governing Law

These terms and any project contract we enter into with you are governed by the laws of England & Wales and are subject to the exclusive jurisdiction of the courts of England & Wales.

10. Changes to these Terms

Alstruct may update these terms from time to time. The version in force at the time you accept a quotation is the version that applies to that project. The most recent version is always available on this page.
