Building Maintenance for Commercial Premises

Commercial buildings cannot close for a repair. Health clubs are open long hours and full of members, so most of this work is planned around the building: inspected first, priced in writing, approved by purchase order, then carried out during quiet hours or overnight with the safety paperwork agreed in advance.

What We Look After

Emergency call-outs

Leaks, loss of power, doors that will not secure and broken glass: we attend, make the area safe and report back in writing with photos.

Leaks, plumbing and wet areas

Pipework and plant-room leaks, showers and mixers, WCs, and the tiling, grout and sealant in changing rooms, poolside and sauna and steam room areas.

Doors and fire doors

FD30 and FD60 door leaf replacement, frame repairs, closers, hinges and locks, and adjustments so doors self-close as they should.

Ceilings, walls and decoration

Ceiling repairs after water ingress, plaster and partition repairs, wall protection panels and redecoration.

Floors and tiling

Gym floor repairs, poolside and shower-area tile replacement, thresholds and recessed covers.

Electrical fault-finding and lighting

Tripping circuits and distribution board testing, replacement LED and emergency lighting, and small power items such as hand dryers.

Glazing

Making safe and replacing damaged glass panels, internal glazing and privacy film.

Investigations and reports

Tracing the source of a leak or defect and setting out the findings, photos and repair options in a written report.

How a Maintenance Job Runs

  1. Request. Your site or facilities manager sends the problem with photos and the times the area is free.
  2. Inspection. We visit, find the cause rather than the symptom, and photograph what we see.
  3. Estimate. You receive a written, itemised estimate, excluding VAT, and a report where the job needed investigating.
  4. Approval. Work is booked once the estimate is approved, usually against a purchase order.
  5. Planning. We agree whether the work happens during opening hours or out of hours, and issue risk assessments and method statements where the job calls for them.
  6. Works. The work is carried out with the area protected and kept safe for staff and members.
  7. Sign-off. Completion photos and a sign-off sheet go back to you, and the invoice follows the approved figure.

Which companies do you carry out maintenance for?

Since February 2025 we have carried out building maintenance for Virgin Active health clubs across London and Essex, with more than 100 jobs completed in more than 20 clubs. We take on similar work for other organisations with several sites to look after, such as gyms and leisure clubs, offices, retail units and managed residential buildings.

Do you work out of hours?

Yes. Much of our health club work is done overnight or before opening, so members are not disturbed. Out-of-hours work is planned in advance with the site manager, and the risk assessments and method statements are agreed before the visit.

Do you attend emergencies?

Yes. We attend emergency call-outs such as leaks, loss of power, damaged doors and broken glass. We make the area safe, report what we found in writing with photos, and estimate the permanent repair separately where one is needed.

How do you price maintenance work?

Each job is inspected and priced as a written, itemised estimate, and the work is booked once the estimate is approved, usually against a purchase order. Commercial estimates are shown excluding VAT.

What paperwork do you provide?

Risk assessments and method statements before work starts where the job calls for them, photos before and after, a sign-off sheet on completion, and a written inspection report where we have been asked to investigate a problem.

Are you insured and accredited for commercial work?

Yes. Alstruct holds CHAS Elite and Constructionline Gold accreditation, is a member of the Federation of Master Builders and carries £10 million public liability insurance.
