Project Overview

This Victorian mid-terrace in Archway, North London is the kind of property that demands vision as much as skill. When our clients came to us, the house had good bones but significant limitations: a cramped ground floor with an underperforming side return, a loft space doing nothing, dated services throughout, and original fabric that needed wholesale replacement rather than cosmetic attention. Our team delivered one of our most technically demanding residential projects to date — a complete rebuild from the ground up, whilst retaining the character and street presence that makes Victorian Archway so sought-after.

The result, captured on completion by professional architectural photographers, is a striking, light-filled family home that makes full use of every square metre of its footprint. A new ground floor rear extension — steel-framed, properly founded and fully drained — dramatically increases the living area. Above, a new loft conversion adds a further bedroom and bathroom. Premium Scandinavian triple-glazed composite windows replace every window in the house, and aluminium glazed sliding doors open the rear of the property to the garden. A bespoke cedar-lined sauna in the loft and polished micro-cement finishes to selected floors underscore the premium specification. Multiple specialist trades were coordinated across the programme, and the investment of £1,000,000+ is reflected in every detail.

The Challenge

Victorian terraces in Archway present a particular set of challenges for a project of this ambition. The existing ground floor rear extension — an original lean-to addition, poorly built and structurally inadequate — had to come down entirely before the new structure could go up. Similarly, the loft extension required full demolition before being rebuilt to modern standards. The chimney stacks and hearths, once a feature, were carefully removed to free up floor space internally. Below ground, the drainage infrastructure needed a complete overhaul: new sewer connections within the basement, storm and foul drainage runs, and proper foundations for the new extension.

Working within the constraints of a terraced streetscape in Islington, managing party wall agreements, and sequencing a complete strip-out of ceilings, carpets, wallpaper, heating, electrics and both bathrooms — all whilst maintaining neighbourly relations and meeting programme — required tight coordination from day one. A significant structural steel package supported the new extensions and created the open-plan ground floor configuration our clients wanted. Scaffolding — a significant programme element throughout the build — remained in place through the loft and roof phases before being struck on completion.

Our Approach

We began with the demolition and strip-out phase: existing extensions came down, the chimney and hearth were removed, and every surface — ceilings, floors, walls — was stripped back to structure. This gave us a clean canvas and, crucially, allowed our structural engineers to inspect the fabric in detail before any new work commenced. New trench-fill foundations and drainage works were carried out before the ground floor rear extension structure was erected — a steel frame, properly insulated using Kooltherm, Kingspan PIR and mineral wool, and finished externally to complement the original Victorian brickwork.

The window specification was a deliberate, premium choice: Scandinavian triple-glazed composite frames that deliver exceptional thermal performance and a clean, contemporary aesthetic that reads well alongside Victorian stock brick. At the rear, Aluminium glazed sliding and folding doors create a seamless transition between the new kitchen-dining area and the rear garden, which was cleared of its original hard landscaping, rockery and overgrown hedges before being prepared for new planting. Internally, new partitions, skim coat plaster throughout, new floors on every level, and a complete mechanical and electrical installation bring the house fully up to contemporary standards.
