Project Overview
Evelyn Road, Cockfosters, North London sits in one of North London's most sought-after neighbourhoods: Cockfosters, EN4. This characterful semi-detached house came to us with the brief that so many of the best renovation projects share — a wonderful period property that needed everything doing to make it work properly for modern family life. The existing layout was dark, fragmented and functionally obsolete, with original services well past their useful life and no connection whatsoever between the cramped rear kitchen and the garden beyond.
Our client's vision was clear and ambitious: extend the property at ground and first floor level, create a generous new 52-square-metre rear terrace, and renovate the entire house to a high standard — all within a realistic programme. Working with architect HED Architecture, Alstruct delivered the completed project in September 2025, approximately 24 weeks after works commenced, with a result that has genuinely transformed both the property and the daily lives of the family within it.
The Property and Its Setting
Cockfosters is one of North London's most desirable residential areas, situated at the northern edge of the London Borough of Enfield. Cockfosters station — the terminus of the Piccadilly line — provides direct connections into central London, while Trent Park and its 400 acres of ancient woodland are on the doorstep. The area's tree-lined streets, excellent schools and village atmosphere attract families who value period character alongside green space and good transport links. Properties in the EN4 postcode command strong values, and well-renovated homes here are in consistently high demand.
The property is a traditional Victorian two-storey semi-detached — the type built in their tens of thousands across North London in the latter decades of the nineteenth century. The challenge for properties of this type is always the same: the original layout, designed for a very different way of living, rarely serves a twenty-first century family well. Small, separate rooms, a narrow kitchen tacked onto the rear, inadequate natural light at the back of the house — these are the characteristics that drive renovation projects across North London, and they were all present in abundance at this property.
The Rear Extension and Rooflights
The centrepiece of this project — and the intervention that transforms the property most dramatically — is the new rear extension. Designed to maximise the connection between the kitchen, dining area and garden while flooding the space with natural light, the extension incorporates a carefully positioned rooflight arrangement that draws daylight deep into the rear of the house throughout the day. On bright days, the effect is extraordinary: a space that was previously dark and disconnected from the outside world becomes luminous and airy, and the relationship between inside and outside is entirely transformed.
The structural element of the extension required the removal of the original rear wall and the installation of a steel frame to carry the loads from above, creating the clear, unobstructed open-plan space that forms the heart of the new kitchen and dining area. All structural work was designed and certified by our structural engineer, with Building Regulations approval secured prior to commencement of works. The extension is built to the full width of the rear elevation, extending the usable ground floor footprint and providing the space needed for a properly proportioned kitchen island, dining table and connection to the rear garden.






Scope of Works
This was a genuinely whole-house project. While the rear extension and new kitchen are the most visually dramatic elements, the renovation of every other room in the house — new bathroom, new flooring throughout, complete replastering, full M&E replacement and professional redecoration — means that there is not a single space in the property that has not been renewed. The property our client moved back into in September 2025 is, in every meaningful sense, a new home — one that happens to retain the original Victorian character and period details that make Cockfosters so appealing.

Why Rooflights Make the Difference
One of the defining decisions in this project was the choice to use rooflights rather than a fully glazed rear wall as the primary source of natural light for the extension. Rooflights — positioned at a shallow pitch in the flat roof of the new extension — deliver consistent, high-quality natural light throughout the day without the solar gain issues associated with a south-facing glazed elevation. In summer, the space remains comfortable and cool; in winter, the low angle of the sun floods directly through the glass and warms the room naturally. The result is a space that feels genuinely outdoor-connected in a way that no amount of artificial lighting can replicate, while remaining thoroughly practical to live in across all seasons.
The rooflights also preserve privacy on both sides: the neighbours' garden views are unaffected, and the occupants can cook, eat and live in their kitchen without the fishbowl feeling that a fully glazed rear wall can sometimes create. It is a detail that distinguishes the thoughtfully designed extension from the merely adequate one, and it is something our clients comment on consistently as one of their favourite aspects of the completed project.
