Project Overview

Hawthorn Cottage on Flamborough Road in Limehouse is the sort of property that stops you in your tracks. Tucked away in the Limehouse and Poplar area of East London — just minutes from Canary Wharf and the River Thames — the cottage carries an enormous amount of character and period charm. When our client purchased the property, that charm was buried under decades of accumulated work, structural neglect and persistent dampness. Our brief was ambitious: underpin the existing foundations, extend the property at ground and first floor level, install bespoke joinery throughout, and deliver a home that would stand for another century.

Alstruct Ltd were appointed to the project following a competitive tender process, with the contract signed in early 2025. Our site team transformed every square metre of the cottage — underpinning to stabilise the structure, constructing ground and first floor extensions to add much-needed living space, fitting a bespoke joinery package, installing entirely new mechanical and electrical services, and completing a Thames Water Build Over agreement for works above the existing sewer. The client, who also served as the project architect, worked closely with our team throughout. The result is a property of extraordinary warmth and quality, faithful to its East London cottage character but built to a specification that will be enjoyed for generations to come.

The Property and Its Context

Limehouse and Poplar occupy a fascinating pocket of East London, sitting between the glass towers of Canary Wharf to the south-east and the historic riverside communities of the Isle of Dogs and Shadwell to the south and west. The area has undergone remarkable regeneration in recent decades — DLR connections, riverside walks, the transformation of the old docks — yet pockets of genuine historic character remain, and Flamborough Road is one of them. The area, once associated almost entirely with its docklands heritage, now attracts professionals, young families and creative buyers drawn by superb transport links, a genuine sense of community, and property values that still represent value compared to inner west London.

Cottage properties are relatively rare in this part of East London, which is dominated by Victorian terraces, former warehouse conversions and newer apartment blocks. The distinctiveness of Hawthorn Cottage — its scale, its relationship to the street, its original detailing — made it a property worth investing in properly. Our client understood that immediately.

Scope of Works

This was a comprehensive project by any measure. Our work encompassed every trade and every element of the building, beginning with a thorough structural survey and investigation that informed the full scope of required works. The involvement of Dampcure as our specialist damp treatment contractor was central to the project from the outset: penetrating and rising damp had affected large areas of the ground floor and lower sections of the external walls, and a proper remediation programme — chemical injection, application of specialist renders and replastering — was essential before any finishing work could proceed.

The full scope was meticulously planned and delivered across three phases. Phase one covered strip-out, structural works and damp remediation. Phase two addressed all mechanical and electrical services installations alongside new flooring substrate preparation. Phase three covered the installation of the new kitchen, bathrooms and all finishing trades including plastering, decorating, tiling and external works. Alstruct managed every element of procurement, installation and finishing directly.

• Full internal redecoration — all walls, ceilings, woodwork and doors throughout, two coat system to decorator's specification
• External works — repointing of external masonry, repairs to external render, redecoration of external timber elements, repairs to boundary structures

Damp Treatment — Getting the Foundations Right

One of the most important — and least glamorous — aspects of this project was the specialist damp remediation programme. Many renovation projects in older London properties are let down by inadequate attention to damp at the outset: finishes are applied over damp masonry, problems are masked rather than resolved, and within a few years the issues return. We were not prepared to allow that on this project.

Working with our specialist damp contractor Dampcure, we undertook a full damp investigation of the property at the outset of works, identifying areas of rising damp in the lower sections of external walls and penetrating damp associated with defective external renders and pointing. A chemical damp-proof course injection programme was carried out across the affected walls, followed by application of specialist salt-inhibiting render to all affected areas before the new plasterwork was applied. The result is a building that is genuinely dry — not superficially dry — and will remain so with appropriate maintenance.

The Result

Hawthorn Cottage has been fully and properly restored. From the new roof-to-floor electrical and plumbing systems to the fresh plasterwork, the new kitchen and bathrooms, and the re-pointed and decorated exterior, every element of this charming East London cottage has been renewed. The property that was handed back to our client in September 2025 is one that will require no significant work for many years — everything has been done correctly, with quality materials and skilled tradespeople, and to a specification that reflects the genuine investment involved.
