Project Overview

This Victorian terrace in Bow, East London is a well-proportioned property on a quiet residential street that, like so many of its neighbours, had accumulated decades of piecemeal interventions that obscured its real potential. Our clients came to Alstruct with a clear ambition: to unlock the full footprint of the house, create a generous open-plan living space at the rear, and restore the Victorian character of the upper floors while upgrading every system in the building. That is exactly what we delivered: a complete, properly built renovation at a project value of £250,000+.

The standout feature of the project is the large-format structural roof glazing to the new rear extension, a substantial panel of frameless structural glazing that fills the new kitchen-dining space with natural light from above. Combined with side glazing, new full-height timber windows and doors throughout, and a comprehensive structural steel package, the result is a house that feels radically different from the one our team first stepped into. Period details, including the cornicing, picture rails and existing staircase, have been carefully preserved and reinstated, anchoring the renovation firmly in its Victorian roots.

The Challenge

Victorian terraces in Bow are typically constrained at the rear by a narrow side return and a relatively shallow back addition. On this project, the existing rear addition was structurally tired and poorly configured for modern family use. Creating a proper rear extension that could accommodate both the large-format roof glazing and the new structural steel frame required careful coordination with our structural engineers from the outset. The structural steel package reflects the ambition of the structural openings and the spans involved in creating the new open-plan ground floor.

As a heritage-sensitive property, every intervention required careful consideration of the building's Victorian character and local conservation context. The full strip-out also showed exactly what was needed below ground: new trench-fill foundations, pad foundations, and cavity wall construction below ground level. Storm and foul drainage runs were entirely reconfigured. The work called for tight sequencing and an experienced site team able to run multiple trades at once while keeping quality and safety high.

Our Approach

We began, as always, with a thorough strip-out and demolition phase, removing all finishes, non-structural partitions and redundant services to expose the bare structure. This allowed our engineers to confirm the structural strategy before any groundworks or steelwork commenced. New trench fill foundations were poured, pad foundations installed, and the cavity wall construction below ground completed before the new rear extension structure was erected. The structural steel frame, key to creating the wide, unobstructed ground floor spans, was fabricated off-site and installed in a single coordinated operation.

The structural roof glazing was sequenced carefully to follow the structural frame and flat roof, with leadwork, box gutters, hoppers and downpipes all detailed to ensure long-term watertightness. Internally, the decision to reinstate the original cornice and picture rail profiles throughout the first floor was a deliberate one: the Victorian character of the property is part of its value, and these details matter. New sliding door pocket frames were built into the new partitions on the ground floor, allowing the open-plan space to be subdivided when privacy is needed. The existing staircase was retained and refurbished, with new balustrades and cast iron front railings restoring the streetside appearance of the property.

Scope of Works

  • Full demolition and strip-out: all finishes, non-structural partitions, redundant services and fittings throughout ground and first floors
  • Ground floor lowering, reducing the existing ground floor level to increase ceiling height and usable living space
  • Underpinning to strengthen existing foundations for the lowered ground floor and new extension loads
  • New trench-fill and pad foundations
  • Cavity wall construction below ground to new extension
  • Structural steelwork and associated works supporting new open-plan ground floor spans
  • Flat roof structure and covering, including leadwork, box gutters, hoppers and downpipes
  • Large-format structural roof glazing panels to new rear extension
  • New timber windows and external doors throughout
  • Side-elevation glazing installation
  • Works to existing staircase: refurbishment and structural assessment
  • New internal walls and partitions throughout, including sliding door pocket frames
  • Complete plaster and skim coat to all walls and ceilings throughout
  • New floor finishes: timber flooring, floor tiling, and sanding of original floorboards where retained
  • Reinstatement of original Victorian cornice and picture rails throughout
  • Terrace paving to rear on pedestals
  • New cast iron front railings
  • New balustrades and privacy screens
  • Storm and foul drainage: complete reconfiguration of drainage runs
  • Full mechanical, heating and plumbing installation
  • Full new electrical installation: sockets, switches, lighting and data throughout
  • Fireplace works: restoration and new surround
  • New kitchen: all plumbing, electrical and builder's work in connection with the new kitchen installation

The Result

This Bow Victorian Terrace renovation shows what a well-planned, clearly priced project can achieve. By focusing on the structural and glazing elements that change how a Victorian terrace lives, and by reinstating the period details that give it its character, we have delivered a home that makes the most of every part of the house. The large-format roof glazing is the project's centrepiece, filling the rear extension with light. For our clients, it is simply the home they always wanted: well built, properly finished, and ready for the next twenty years.

"From the first site visit, Alstruct understood what we were trying to achieve, and they delivered it. The structural roof glazing was their recommendation and it has completely transformed the rear of the house. The programme ran smoothly, the team on site were professional and tidy, and the quality of the structural work and finishes is excellent. We wouldn't hesitate to recommend them."
