Project Overview

Cockfosters Victorian Semi, Cockfosters, North London sits in one of North London's most sought-after neighbourhoods: Cockfosters, EN4. This characterful semi-detached house came to us with the brief that so many of the best renovation projects share: a wonderful period property ready to be reworked for modern family life. The existing layout was dark and fragmented, the original services were ready for replacement, and the small rear kitchen had no real connection to the garden beyond.

Our client's vision was clear and ambitious: extend the property at ground and first floor level, create a generous new 52-square-metre rear terrace, and renovate the entire house to a high standard, all within a clear, well-planned programme. Working with the project architect, Alstruct completed the project in September 2025, around 24 weeks after works began, with a result that has transformed both the property and the daily life of the family within it.

The Property and Its Setting

Cockfosters is one of North London's most desirable residential areas, situated at the northern edge of the London Borough of Enfield. Cockfosters station, the terminus of the Piccadilly line, provides direct connections into central London, while Trent Park and its 400 acres of ancient woodland are on the doorstep. The area's tree-lined streets, excellent schools and village atmosphere attract families who value period character alongside green space and good transport links. Properties in the EN4 postcode command strong values, and well-renovated homes here are in consistently high demand.

The property is a traditional Victorian two-storey semi-detached, the type built in their tens of thousands across North London in the latter decades of the nineteenth century. The original layout of these houses was designed for a very different way of living. Small, separate rooms, a narrow kitchen at the rear and limited natural light at the back of the house are the features that drive renovation projects across North London, and this property had all of them.

The Rear Extension and Rooflights

The centrepiece of this project, and the change that transforms the property most, is the new rear extension. Designed to connect the kitchen, dining area and garden while filling the space with natural light, the extension incorporates a carefully positioned rooflight arrangement that draws daylight deep into the rear of the house throughout the day. A space that was previously dark and closed off from the garden is now bright and airy, with a strong connection between inside and out.

The structural element of the extension required the removal of the original rear wall and the installation of a steel frame to carry the loads from above, creating the clear, unobstructed open-plan space that forms the heart of the new kitchen and dining area. All structural work was designed and certified by our structural engineer, with Building Regulations approval secured prior to commencement of works. The extension is built to the full width of the rear elevation, extending the usable ground floor footprint and providing the space needed for a properly proportioned kitchen island, dining table and connection to the rear garden.

Scope of Works

This was a whole-house project. While the rear extension and new kitchen are the most visible elements, the renovation of every other room in the house (new bathroom, new flooring throughout, complete replastering, full M&E replacement and professional redecoration) means that every space in the property has been renewed. The property our client moved back into in September 2025 is, in every meaningful sense, a new home, one that retains the original Victorian character and period details that make Cockfosters so appealing.

  • New ground floor rear extension: structural steel frame, new foundations, roof structure with integrated rooflights to bring natural light into the extended kitchen and dining area
  • New first floor extension: additional bedroom/living space above the ground floor footprint, with all associated structural steelwork and Building Regulations compliance
  • New 52-square-metre rear terrace, levelled, finished and connected to the extended ground floor living space
  • Structural openings between existing rooms and new extensions: steel beam installation, all structural works designed and certified by structural engineer
  • New kitchen installation in extended rear space: new units, worktops, splashbacks, kitchen island, integrated appliances and all associated plumbing and electrical connections
  • New bathroom: full strip-out and replacement with new sanitaryware, new tiling to walls and floor, new plumbing and associated drainage works
  • Full replastering throughout: all walls and ceilings on both floors to smooth skim finish
  • New flooring throughout the property: preparation of subfloors, installation of specified floor finishes across all rooms on both levels
  • Full new electrical installation: new consumer unit and full rewire, 80+ electrical points including sockets, switches, lighting circuits and fittings to all rooms
  • Full new plumbing installation: new supply pipework throughout, new hot water system, new radiators and heating controls
  • New central heating boiler and complete heating system
  • Full internal redecoration: all walls, ceilings, woodwork and doors to professional decorator's specification throughout
  • External works: repairs to external walls, redecoration of front elevation, new rear garden level and drainage to extension footprint
  • Building Regulations application and compliance management throughout

Why Rooflights Make the Difference

One of the defining decisions in this project was the choice to use rooflights rather than a fully glazed rear wall as the primary source of natural light for the extension. Rooflights positioned at a shallow pitch in the flat roof of the new extension deliver consistent, high-quality natural light throughout the day without the solar gain issues associated with a south-facing glazed elevation. In summer, the space remains comfortable and cool; in winter, the low angle of the sun floods directly through the glass and warms the room naturally. The result is a space that feels connected to the outdoors in a way that artificial lighting cannot replicate, while remaining thoroughly practical to live in across all seasons.

The rooflights also preserve privacy on both sides: the neighbours' garden views are unaffected, and the occupants can cook, eat and live in their kitchen without the fishbowl feeling that a fully glazed rear wall can sometimes create. It is the kind of detail that makes a well-designed extension, and our clients name it as one of their favourite aspects of the completed project.

The Result

The transformation of this Cockfosters Victorian Semi property is one of our most satisfying completed projects. A dark, dated semi-detached house has become a bright, well-finished and practical family home, one that makes the most of its Victorian character while meeting the needs of modern family life. The ground and first floor extensions have added significant living space, the new 52-square-metre rear terrace connects the house to its garden, and the rear extension with its rooflights has created a kitchen and dining space that is the heart of the home. The investment of £150,000+ for a whole-house renovation including ground and first floor extensions represents strong value in one of North London's most desirable postcodes.

"We knew the house had potential but we had no idea how extraordinary it could look until Alstruct showed us what was possible. The rear extension with the rooflights has completely changed how we live. The kitchen is now the best room in the house and we spend all our time in it. The whole project ran on time and within budget, and the quality of the work is exceptional. The team were professional, tidy and kept us informed throughout. We have already recommended Alstruct to three of our neighbours."
